How We’re Compensated

Each real estate firm and each agent typically set their own fees.  Most real estate firms are compensated in the form of a commission when they sell your property. Some firms even charge an up-front fee in addition to their commission.  There is never an up-front fee with George Henshaw’s  commission based listings.

 

George’s commission structure is more seller-friendly than many other’s.  Sellers who list at prices reasonably close to third-party appraisals enjoy the lowest commission rates as our experience is that such properties are much more likely to sell. Naturally, there is no cost to you for our services until your sale closes.

 

In addition to finding your buyer, George prepares a number of items including conventional and web advertising as well as professional offering documents  A two page  profile is created and provided to prospective buyers who are interested in learning more about the property. The profile presents overview information about key property features, history,  earnings,  price, and terms.


For the serious buyer, a multi-page  comprehensive professional offering document is created. This document expands on the information presented in the two page property profile.  This comprehensive document addresses the following topics:

•    General property information

•   Photographs

•    History

•    Strengths of the property

•    Financial information

•    Facilities

•    Opportunities for growth
